Tenant's right to exercise this Option is conditioned upon Tenant (i) being in full compliance with all obligations under the Original Lease at the time of exercise and at the commencement of the Renewal Term; (ii) having paid all rent and other sums then due; and (iii) having paid the Option Fee and any other amounts required by this Option. If Tenant is in default under the Original Lease at the time of exercise, the Option shall be voidable by Landlord.

Modifications to Lease Terms Upon Renewal

Except as expressly modified in this Option, all terms, covenants, and provisions of the Original Lease shall remain in full force and effect during any Renewal Term. The following provisions are amended for the Renewal Term as indicated:
