If Tenant fails to perform any covenant or pay rent when due, Landlord shall provide written notice specifying the alleged default. Tenant shall have days to cure monetary defaults and a reasonable period to cure non-monetary defaults as required by applicable law. If Tenant fails to cure within the stated period, Landlord may pursue any remedy available at law or in equity, including termination of the tenancy, recovery of unpaid rent, possession, and costs of suit, including reasonable attorneys' fees and collection costs.

No waiver by Landlord of any default shall be deemed a waiver of any subsequent default. Remedies are cumulative and the election of one remedy shall not preclude the election of others.

This Agreement shall be governed by and construed in accordance with the laws of the state in which the Property is located.
