The occurrence of any one or more of the following shall constitute an Event of Default: (a) Borrower fails to make any payment when due and such failure is not cured within ten (10) days after written notice; (b) Borrower becomes insolvent, makes an assignment for the benefit of creditors, or a receiver is appointed; (c) any representation or warranty made by Borrower is false in any material respect when made.

Upon Event of Default, Lender may, at its option, declare the entire unpaid principal balance, accrued interest and all other sums immediately due and payable, pursue all rights and remedies available at law or in equity, and recover costs of collection, including reasonable attorneys' fees.
