Default, Remedies and Termination

If not cured within such period, Landlord may pursue remedies including termination, reentry, damages and recovery of costs and reasonable attorneys' fees.

Holdover and Surrender

Upon expiration or termination Tenant shall surrender the Premises in broom-clean condition, ordinary wear and tear excepted. Holdover by Tenant without Landlord consent shall subject Tenant to double rent or other remedies available under law.

Governing Law and Miscellaneous

This Lease shall be governed by the laws of the state where the Premises are located. This Lease contains the entire agreement between the parties and supersedes all prior agreements and understandings. Any amendment must be in writing and signed by both parties. If any provision is found unenforceable, the remaining provisions shall remain in full force and effect.
