What the Multi-Property Real Estate Addendum Covers

The Multi-Property Real Estate Addendum is an attachment to a primary real estate purchase or lease agreement that documents terms applying to multiple parcels, units, or addresses under a single transaction. It provides a structured way to list each property, identify which provisions apply per parcel (price allocation, contingencies, inspections, prorations, and fixtures), and record any exceptions or unique disclosures. The addendum helps avoid ambiguity when buyers, sellers, landlords, or tenants transact across more than one property in a single contract and supports consistent routing, signatures, and recordkeeping for all involved parties.

Why a Multi-Property Addendum Matters for Transactions

Using a dedicated addendum reduces ambiguity between properties, clarifies allocation of funds and contingencies, and creates a single signed record linking each parcel to the main agreement.

  • Omitting per-property contingencies and applying a single contingency to all parcels incorrectly.
  • Mismatched party names across the main contract and addendum delaying lender or title approval.

Risks and Consequences of an Incorrect Addendum

Recording Errors: May trigger title exceptions or require corrective deeds.
Tax Misallocation: Improper price splits can lead to incorrect tax reporting.
Escrow Delays: Ambiguities often delay closing and disbursement timelines.
Contract Disputes: Conflicting terms across parcels increase litigation risk.
Loan Issues: Lender underwriting may reject multi-property allocations that lack clarity.
Notarization Gaps: Missing notarizations can invalidate recording in some counties.
