What the Online Internet Lease Agreement Is

An Online Internet Lease Agreement is an electronically executed rental contract that documents the terms between landlord and tenant for a residential or commercial property and is completed, signed, and delivered using digital tools. It mirrors a traditional written lease in substance—covering term, rent, security deposit, maintenance, permitted uses, and termination—but is designed for remote completion, secure transmission, and automated recordkeeping. When properly executed under ESIGN and applicable state law, an online lease carries the same enforceability as a paper lease and includes an audit trail capturing signer identity, timestamps, and transaction history.

Why Use an Online Internet Lease Agreement

Online execution reduces turnaround time, centralizes records, and preserves a verifiable audit trail while supporting remote signer authentication and conditional fields for consistent data capture.

Why Use an Online Internet Lease Agreement

Who Typically Uses an Online Internet Lease Agreement

The Online Internet Lease Agreement is used by a range of parties who need standardized, signable rental contracts without in-person meetings.

  • Property managers and leasing agents who onboard tenants, manage renewals, and store executed leases in a centralized system.
  • Landlords and small investors who need enforceable lease terms while minimizing travel, printing, and manual filing.
  • Tenants and corporate occupants who require clear lease terms, digital receipts for payments, and remote signature capability.

Parties should ensure signatory authority and consent to electronic transactions before relying on an online lease for legal purposes.

Require Strong Signer Authentication
Use at least email plus SMS OTP or ID credential checks for tenants to strengthen attribution and reduce the risk of later signature disputes or attempted repudiation.
Include Clear Payment and Default Terms
State exact amounts, due dates, late fees, and cure periods so accounting and collections teams have unambiguous authority to collect and enforce.
