What an Owner Services Agreement Is and when it applies

An Owner Services Agreement is a written contract that sets out the services an owner will provide or receive, the responsibilities of each party, payment terms, and performance standards. It commonly governs property management, facilities services, or owner-provided operational support for a project or asset. The document defines deliverables, timelines, liability limits, insurance requirements, termination rights, and dispute resolution procedures to reduce ambiguity and create an enforceable record of expectations between the owner and the service provider.

Why a clear Owner Services Agreement matters

A precise agreement reduces disputes, clarifies payment and scope, and preserves legal rights by documenting obligations and remedies under state law and contract principles.

Typical parties who prepare or sign this agreement

Owners, property managers, contractors, and third‑party service firms commonly use this agreement to document ongoing or project-based service relationships.

  • Property owners and investors who delegate operations and need written service levels and indemnity protections.
  • Facility managers or third-party providers who require documented scope, access rights, and payment schedules.
  • Legal and procurement teams that require contract terms, insurance requirements, and termination clauses for compliance.

Use this template when the owner is supplying services or coordinating management duties that affect risk allocation, payment, or operational continuity.
