RENT AND DEPOSITS

Permitted Use: Lessee may use the designated space solely for parking of the vehicle described below and/or storage of non-hazardous personal property. Use for any commercial business operations, habitation, or storage of prohibited items is prohibited.

CONDITION, INSPECTION AND ACCESS

Lessee acknowledges receipt of the Premises in its current condition. An initial condition report documenting existing damage must be completed by the parties at or before delivery of possession.

Lessor's Right of Entry: Lessor may enter the premises for inspection, maintenance, repair, or emergency upon reasonable notice, except in emergencies where no notice is required. Reasonable notice is typically .

MAINTENANCE, REPAIRS, AND ALTERATIONS

Lessee shall keep the storage and parking area clean and shall not permit any waste or nuisance. Lessee shall promptly notify Lessor of damage or needed repairs. Lessee shall not make structural alterations, install shelving, or affix permanent fixtures without Lessor's prior written consent.

INSURANCE, LIABILITY AND INDEMNITY

Lessee is responsible for maintaining insurance on Lessee's vehicle(s) and stored property. Lessor's insurance does not cover Lessee's property. Lessee agrees to maintain liability insurance of at least per occurrence and provide proof upon request.

Lessee releases Lessor from liability for loss or damage to vehicle(s) or stored property except to the extent caused by Lessor's gross negligence or willful misconduct. Lessee shall indemnify, defend, and hold harmless Lessor from all claims, liabilities, losses, and expenses arising from Lessee's use of the Premises, except to the extent caused by Lessor's gross negligence or willful misconduct.

DEFAULT, REMEDIES AND TERMINATION

A default occurs if Lessee fails to pay rent or otherwise breaches this Agreement. Upon monetary default, Lessor may provide written notice and allow Lessee days to cure. If not cured, Lessor may terminate the lease, remove property consistent with applicable law, and pursue damages and collection of costs, including reasonable attorney's fees.

Termination by Parties: Either party may terminate this Agreement upon days' written notice except where shorter notice is permitted for default or abandonment.

COMPLIANCE WITH LAW, ASSIGNMENT AND SUBLETTING

Lessee shall comply with all applicable laws, codes, regulations, and community rules. Lessee shall not assign this Agreement or sublet the Premises without Lessor's prior written consent, which shall not be unreasonably withheld.
