PARKING LEASE RENEWAL AGREEMENT

This Parking Lease Renewal Agreement (the "Renewal") is entered into by and between the parties identified below for the renewal of the lease of a designated parking space under the terms set forth herein.

Unless earlier terminated in accordance with this Renewal or the original Lease, the Lease shall be extended for the Renewal Term set forth above and all terms of the original Lease remain in full force and effect except as expressly modified herein.

Permitted Use: The parking space shall be used solely for parking operable passenger motor vehicles and related ingress and egress during the hours permitted by the Property rules. No commercial repairs, storage of hazardous materials, or abandoned vehicles are permitted.

Maintenance, Repairs and Liability

Lessor Responsibilities: Lessor shall maintain the structural condition of parking surfaces and common areas and shall make reasonable repairs to maintain safe access. Lessor is not responsible for personal property left in or on Lessee's vehicle.

Lessee Responsibilities: Lessee shall keep the space clean, comply with parking rules, and promptly notify Lessor of damage. Lessee shall be responsible for damage caused by Lessee's negligence or misuse.

Defaults, Remedies and Termination

Default: Failure by Lessee to pay rent when due, violation of material lease provisions, or abandonment constitutes a default. Lessor shall provide written notice specifying the breach and a reasonable cure period of not less than seven (7) days for monetary defaults and not less than fourteen (14) days for non-monetary defaults unless a shorter cure period is permitted by law.

Remedies: If Lessee fails to cure within the specified period, Lessor may pursue available remedies including termination, towing at Lessee's expense, recovery of unpaid rent and damages, and injunctive relief.

All notices required or permitted under this Renewal shall be in writing and delivered to the addresses below by personal delivery, certified mail return receipt requested, or other delivery method providing proof of delivery. Notices are effective upon receipt.

General Provisions

Entire Agreement: This Renewal, together with the original Lease as modified herein, constitutes the entire agreement between the parties with respect to the parking space and supersedes all prior oral or written agreements concerning the subject matter.

Governing Law: This Renewal shall be governed by and construed in accordance with the laws of the state in which the Property is located.

Severability: If any provision of this Renewal is found to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.
