This Parking Lease Rider ("Rider") modifies and supplements the Lease dated between Landlord and Tenant for the Property identified below. All terms not modified by this Rider remain in full force and effect. In the event of conflict between this Rider and the Lease, this Rider controls as to parking rights and obligations.

Use, Maintenance and Access

Tenant shall use the assigned parking space solely for lawful parking of permitted vehicles and shall not store hazardous materials, equipment, or perform vehicle repairs except emergency repairs. Tenant shall not sublet or assign the parking space without Landlord's prior written consent.

Insurance, Liability and Indemnity

Tenant shall maintain and keep in effect automobile liability insurance and general liability insurance covering Tenant's use of the parking space with limits no less than: . Tenant shall provide proof of such insurance upon Landlord's request.

Tenant releases Landlord from liability for damage to Tenant's vehicle or personal property except to the extent caused by Landlord's gross negligence or willful misconduct. Tenant shall indemnify and hold Landlord harmless from claims arising from Tenant's use, storage, or repair of vehicles in the parking space.

Default, Remedies and Termination

Failure to pay parking rent or to comply with the terms of this Rider shall constitute a default under the Lease. Landlord may terminate Tenant's right to use the parking space upon written notice and exercise all remedies available under the Lease or at law, including removal of vehicle at Tenant's expense after lawful notice where required. Termination of the Lease terminates this Rider unless otherwise agreed in writing.

Landlord may relocate Tenant to a comparable parking space upon thirty (30) days' prior written notice, provided such relocation does not materially reduce the number or type of spaces assigned to Tenant.

Miscellaneous

This Rider is governed by the same law as the Lease. This Rider, together with the Lease, constitutes the entire agreement between the parties concerning the parking subject matter and supersedes prior negotiations or representations with respect to the parking rights. Any amendment to this Rider must be in writing and signed by both Landlord and Tenant.
