What the Paved Areas Maintenance Agreement Is

A Paved Areas Maintenance Agreement is a written contract that assigns responsibility for inspection, repair, cleaning, and routine upkeep of paved surfaces such as parking lots, driveways, sidewalks, and access roads. The agreement defines parties, scope of services, performance standards, schedule, pricing or payment terms, insurance and indemnity obligations, and procedures for handling defects or emergency repairs. It can be used between property owners and contractors, homeowners associations and vendors, or between adjacent property owners sharing a common paved area.

Why a Clear Maintenance Agreement Matters

A written Paved Areas Maintenance Agreement reduces disputes by setting expectations for service levels, timing, liability, and cost allocation. It clarifies who is responsible for routine maintenance versus capital repairs and creates a record for insurance and permit purposes.
