PERSONAL LEASE AGREEMENT

This Personal Lease Agreement ("Agreement") is entered into by and between Landlord and Tenant as of the Effective Date below. The parties agree as follows:

Rent is due on the day of each month. Payments shall be made to Landlord at the address above or at another location designated in writing by Landlord.

Security Deposit and Fees

Landlord will hold the security deposit as security for Tenant's performance. Landlord may apply the deposit to unpaid rent, repairs beyond normal wear and tear, and other defaults. Any remaining balance will be returned with an itemized statement to Tenant at Tenant's forwarding address within a reasonable time after Lease termination.

Use, Occupancy, and Restrictions

The Premises shall be used solely for residential purposes by Tenant and the following permitted occupants:

Maintenance, Repairs, and Alterations

Tenant shall keep the Premises clean and sanitary and promptly notify Landlord of needed repairs. Tenant shall be responsible for repairs caused by Tenant's misuse or neglect. Landlord shall maintain structural components, plumbing, heating and major systems unless damage results from Tenant's actions.

Entry by Landlord

Landlord may enter the Premises for inspections, repairs, or to show the property to prospective tenants or purchasers with reasonable advance notice unless there is an emergency that requires immediate entry.

Default and Remedies

If Tenant fails to pay rent or otherwise breaches this Agreement, Landlord may pursue available remedies under law including but not limited to termination of tenancy, collection of unpaid rent, and recovery of costs and attorney's fees incurred enforcing this Agreement.

Insurance

Tenant is strongly encouraged to maintain renter's insurance covering Tenant's personal property and liability. Landlord's insurance does not cover Tenant's personal property.

Parking, Keys, and Access

Notices

Notices shall be in writing and delivered to Landlord at the address listed above and to Tenant at the Premises or at the forwarding address provided by Tenant in writing.

Lead-Based Paint & Material Disclosure

If the Premises were built prior to 1978, Landlord shall disclose known information about lead-based paint or hazards and provide available records. Tenant acknowledges receipt of any provided disclosures.

Early Termination and Holdover

Early termination by Tenant may require written notice and payment of agreed fees or forfeiture of deposit as set forth herein. Holdover tenancy without Landlord's consent may result in additional fees and possible termination.

Miscellaneous

This Agreement contains the entire understanding of the parties. Any modification must be in writing and signed by both parties. If any provision is held invalid, the remainder shall remain in effect. This Agreement is governed by the laws applicable to the location of the Premises.
