PET RENTAL LEASE ADDENDUM

SCOPE OF WORK AND RESPONSIBILITIES

Tenant shall be responsible for the care, supervision, and control of the pet(s) described above. Tenant's obligations include, but are not limited to, the following:

Tenant shall not leave the pet unattended on balconies or in common areas where prohibited, shall promptly remove pet waste from the property, prevent habitual barking or disturbance to neighbors, and comply with all municipal licensing and vaccination requirements.

PAYMENT TERMS

Late Fee: If Tenant fails to pay any required pet fee within days after it is due, Tenant shall pay a late fee of $ or of the overdue amount, whichever is greater.

INSURANCE AND INDEMNIFICATION

Tenant shall maintain renter's liability insurance covering pet-related liability in amounts sufficient to cover potential claims; Tenant shall indemnify, defend and hold Landlord harmless from any claims, losses, liabilities, costs or expenses (including reasonable attorney's fees) arising from injury, damage or nuisance caused by the pet.

GOVERNING LAW

This Addendum shall be governed by and construed in accordance with the laws of the state of Governing State: without regard to principles of conflict of laws.

ENTIRE AGREEMENT

This Addendum, together with the Lease, constitutes the entire agreement between the parties with respect to the subject matter herein and supersedes all prior and contemporaneous agreements, representations, and understandings.
