PET RIDER AGREEMENT

This Pet Rider Agreement ("Rider") is incorporated into and modifies the Lease Agreement dated between Landlord and Tenant concerning the Property identified below. In the event of any inconsistency between the Lease and this Rider, the terms of this Rider shall control with respect to the subject matter herein.

Tenant certifies that each authorized pet is current on core vaccinations, is free of communicable parasites and diseases, and has received routine flea and tick prevention. Tenant shall provide proof of vaccination and current veterinary records upon request.

Financial Terms

Tenant agrees to pay the sums specified below as consideration for permission to keep the authorized pet(s) on the Premises.

Tenant Responsibilities

Tenant shall be solely responsible for controlling the pet and ensuring that the pet does not cause damage, nuisance, injury, or disturbance. Tenant shall promptly remove pet waste, maintain the Premises free of pests, and comply with all applicable local ordinances, leash laws and housing rules.

Damage, Repairs & Indemnity

Tenant shall be responsible for all damage caused by the pet(s), including but not limited to damage to flooring, walls, doors, landscaping and furnishings. Landlord may charge Tenant for the cost to repair or restore damage beyond ordinary wear and tear. Tenant shall indemnify, defend and hold Landlord harmless from all claims, liabilities and costs arising from the pet's actions.

Service Animals & Reasonable Accommodation

If the animal is claimed to be a service or emotional support animal, Tenant shall notify Landlord and provide documentation as required by applicable law. Nothing in this Rider supersedes Tenant's rights under fair housing or disability laws; however, Tenant agrees to cooperate in providing reasonable documentation and to comply with reasonable rules that do not unreasonably interfere with the function of the animal.

Prohibited Breeds & Safety

Tenant represents that the pet is not a breed or type of animal prohibited by the Lease or by Landlord's rules. If the pet is of a breed or has a history of aggression that materially increases risk, Landlord may require removal after written notice and a reasonable opportunity to cure.

Default; Removal; Remedies

A material breach of this Rider constitutes a breach of the Lease. If Tenant fails to cure a breach related to the pet within the number of days specified in the Lease's notice and cure provisions, Landlord may require removal of the pet and pursue damages, injunctive relief or eviction as permitted by law. Landlord's acceptance of pet-related fees shall not waive Landlord's right to enforce lease obligations.

Inspection & Treatment

Landlord reserves the right to inspect for pet-related damage with reasonable notice. If pest, parasite or odor treatment is required due to the pet, Tenant shall be responsible for reasonable costs of treatment and any necessary repairs.

Miscellaneous

This Rider constitutes the entire agreement between the parties with respect to pet occupancy and supersedes prior oral or written representations on that subject. This Rider is governed by the laws of the state where the Property is located.

Acknowledgements

Tenant represents that all information provided in this Rider is true and complete. Tenant understands that falsification may constitute a material breach of the Lease and grounds for removal of the pet and/or termination of tenancy.
