What the Project Management Draw LAII Is

The Project Management Draw LAII is a formal draw request and record used to document progress, certify completed work, and request disbursement of funds tied to a construction or project management contract. It combines budget line items, percent complete, retainage calculations, and required certifications from responsible parties so owners, lenders, and contractors can verify work and release payments in a controlled, auditable format under the contract terms and applicable laws.

Why a Clear, Complete Draw LAII Matters

A complete Draw LAII reduces payment disputes, speeds approvals by owners and lenders, and provides a verifiable audit trail for disbursements tied to milestones or percentage completion.

Why a Clear, Complete Draw LAII Matters

Who typically prepares and approves a Draw LAII

Multiple roles sign or certify the Draw LAII; clarity on responsibilities reduces delay and legal exposure.

  • Project managers and general contractors who itemize completed work and calculate percentages, retainage, and invoice amounts for payment.

  • Subcontractors and suppliers who supply lien waivers, invoices, and progress confirmations required for conditional payment releases.
