What the Property Pre-Inspection Document Is

A Property Pre-Inspection Document records a property's condition before a transaction, lease, repair, or insurance review. It combines a standardized checklist, narrative findings, photographic attachments, and a signature block to establish baseline condition and identified deficiencies. The form supports transparent negotiations, documents repair obligations, and serves as a dated record for lenders, insurers, and future disputes.

Why a Pre-Inspection Report Matters

A clear pre-inspection form reduces disputes, documents agreed repairs, and speeds closings or claims processing. It creates an auditable record that parties can rely on for negotiations, lender reviews, insurance claims, and compliance with disclosure rules.

Why a Pre-Inspection Report Matters

Who Typically Prepares and Signs This Document

Common participants include owners, agents, inspectors, lenders, contractors, and insurers who need an objective record before change of possession.

  • Property owners, sellers, and listing agents who need documented condition prior to closing or turnover.
  • Licensed inspectors and contractors documenting deficiencies, estimates, and recommended repairs for contract or warranty purposes.
  • Lenders, underwriters, and insurance adjusters who require evidence of condition for underwriting or claim adjudication.

Each party uses the document for different legal and operational reasons; that affects the fields you include and the authentication level required.
