Tenant covenant to pay rent when due. If Tenant fails to pay rent within the late period set above, Landlord may charge the late fee and pursue all remedies allowed by law, including termination of tenancy, recovery of unpaid rent, costs of collection, attorney's fees, and removal of Tenant in accordance with applicable statute. Tenant is liable for damages to the Property beyond normal wear and tear.

If Tenant abandons or surrenders possession, Landlord may relet and recover damages. Remedies are cumulative; exercise of one remedy does not preclude others. Landlord will provide notices and any cure periods as required by law.

Entry and Access

Landlord may enter the Property in the event of emergency, to make repairs, to show the Property to prospective tenants or purchasers, or as otherwise permitted by law. Except in cases of emergency, Landlord will provide Tenant with reasonable notice of intent to enter.

Subletting and Assignment

Tenant shall not assign or sublet, in whole or in part, without the prior written consent of Landlord, which consent shall not be unreasonably withheld when required by law.

Governing Law; Entire Agreement; Amendment

This Agreement shall be governed by the laws of the state where the Property is located. This document contains the entire agreement between the parties regarding the Property and supersedes prior oral or written agreements. Any amendment must be in writing and signed by both parties.

Certifications and Notices

Landlord certifies that Landlord has the legal authority to lease the Property and that all statements herein are true to the best of Landlord's knowledge. Tenant certifies that Tenant has provided accurate information and authorizes Landlord to verify references and to obtain rental history and credit reports where permitted by law.

Security deposit disposition, deadlines for repairs, and required notices shall be handled in accordance with applicable law. Tenant acknowledges receipt of any required legally mandated disclosures delivered with this Agreement.
