If Tenant fails to comply with the required action(s) set forth in this Notice by the Compliance / Cure By date specified above, Landlord may pursue any remedies available under the lease and law, including termination of tenancy, recovery of possession, damages for unpaid rent, late fees, interest, court costs, and reasonable attorney's fees. Acceptance of partial payment or attempted compliance after the specified deadline does not waive Landlord's right to enforce the Notice or pursue remedies unless Landlord executes a written waiver.
