What a Radon Testing Notice Is and When It’s Used

A Radon Testing Notice documents the existence, timing, and results of radon gas testing performed at a property and notifies interested parties about test conditions and conclusions. Commonly used in real estate transactions, property management, and remediation projects, the notice records tester identity, test method, start and end dates, device identification, and measured radon concentrations in pCi/L so buyers, sellers, tenants, and regulators have a clear written record.

Why a Clear Radon Testing Notice Matters for Transactions

A concise, accurate notice preserves evidence of testing, supports disclosure obligations during sales or leases, and documents whether mitigation is recommended or completed. For risk management, claimant defense, and compliance with state or local disclosure laws, a formal notice reduces ambiguity about dates, methods, and results.

Why a Clear Radon Testing Notice Matters for Transactions

Who typically prepares and receives the notice

Each party’s role affects which fields are required and how the notice is routed and retained.

  • Licensed radon measurement professionals retained to perform the test and certify results for disclosure or remediation.
  • Property owners or listing agents who must disclose test results during real estate transactions.
  • Buyers, tenants, and lenders who request documentation to evaluate health and property risk.

Authorized signers for a Radon Testing Notice

Property Owner

The owner of record or an authorized agent must sign to confirm disclosure and permission for testing; signatures tie the notice to the property and can be required by contract or local disclosure rules.

Licensed Tester

A licensed or certified radon measurement professional signs to certify testing methods, device calibration status, and recorded results; the tester’s credentials and license number should appear adjacent to their signature.

Step-by-step: completing a Radon Testing Notice

Follow this sequence to produce a complete, auditable notice suitable for disclosure or recordkeeping.

  • 01
Prepare documents: Gather property title and tester credentials before starting.
  • 02
Enter property details: Populate address and owner fields carefully.
  • 03
Record testing data: Enter device ID, method, start/end, and pCi/L values.
  • 04
Sign and date: Authorized parties must sign and date the notice.

Core elements to include in a professional notice

A complete Radon Testing Notice combines identity, test metadata, results, interpretation, and signature elements so it can be used in disclosure packages and retained for compliance.

Property Identification

Full address, parcel ID or legal description to unambiguously identify the tested property.

Tester Credentials

Name, company, state certification or license number, and contact information for the testing professional.

Test Protocol

Type of test (short-term, long-term), standard used, calibration notes, and monitoring equipment details.

Measured Results

Reported radon concentration in pCi/L, averaging method, and any calculations used to derive final value.

Interpretation

Whether results exceed EPA guidance (4.0 pCi/L) and whether mitigation was recommended or performed.

Signatures & Dates

Signatures of tester and owner/agent, printed names, and dates to confirm authenticity and timing.

Required fields checklist for the notice

Property Address: Full street address
Tester Identity: Name and license
Test Dates: Start and end dates
Device Details: Model and serial
Result Value: pCi/L reading
Signatures: Owner and tester signed

Common mistakes to avoid when preparing the notice

  • Using incomplete property descriptions or P.O. boxes that fail to identify the tested location and confuse title searches.
  • Omitting tester credentials, device serial numbers, or protocol details that prevent independent verification of results.
  • Entering dates without times or using inconsistent date formats that create ambiguity about the test window.
  • Failing to have the authorized owner or agent sign, which can invalidate disclosure during a sale or lease negotiation.

Risks and potential consequences of an incorrect notice

Transactional Delay: Closings postponed
Disclosure Violation: State penalties possible
Liability Claims: Buyer or tenant disputes
Inspection Rework: Retesting required
Insurance Impact: Premium adjustments possible
Record Rejection: Inadmissible evidence

Where to send the completed notice and how filing typically works

Routing depends on the transaction: include the notice in seller disclosure packs, provide copies to buyers and lenders, and retain an archived copy for compliance.

  • To Buyer: Deliver signed copy with disclosure package.
  • To Lender: Provide on request for underwriting files.
  • To Listing Agent: Attach to MLS disclosures when required.
  • For Records: Archive with property files or digital records.

How to configure an online Radon Testing Notice workflow

A digital workflow improves accuracy and traceability; set authentication and retention options that match legal or buyer requirements.

Field Configuration
Signer Authentication Email or SMS code verification
Required Fields Make address, dates, tester required
Audit Trail Enable IP/timestamp logging
Storage Set secure encrypted archive

Digital signing and eSubmission considerations

Choose a platform that preserves a tamper-evident PDF, produces an audit trail, and supports any required industry compliance such as HIPAA or 21 CFR Part 11 when applicable.

  • Supported Formats: PDF and DOCX accepted
  • Authentication: Email, SMS, or stronger methods
  • Audit Trail: IP, timestamp, and event history

Typical timelines and deadlines to track

Plan for notification and recordkeeping deadlines that affect disclosure timing and retention obligations.

Pre-Listing Disclosure:

Disclose known results before accepting offers in many jurisdictions

Buyer Review Period:

Allow adequate time for buyer review per contract terms

Mitigation Scheduling:

Schedule mitigation promptly after elevated results are reported

Record Retention:

Retain the notice per regulatory retention timelines

Regulatory Reporting:

File with local agencies if required by state or county

Key milestones from test to documented resolution

A milestone timeline helps manage responsibilities and preserve evidence across testing, disclosure, mitigation, and record retention.

01

Schedule Test

Arrange sampling and ensure access to the property.

02

Perform Test

Complete monitoring per chosen protocol and record timestamps.

03

Issue Notice

Prepare and sign the notice immediately after analysis completes.

04

Mitigation Follow-up

If required, document mitigation and issue a completion notice.
