REAL ESTATE ADDENDUM — PARKING

This Parking Addendum is attached to and made a part of the Lease Agreement (the Agreement) dated between Landlord and Tenant for the Property described below. In the event of any conflict between the Agreement and this Addendum, this Addendum shall control as to parking matters.

Tenant shall use assigned parking only for passenger vehicles that comply with posted size and weight limits. No vehicle shall be stored, repaired, or used for business activity in the parking area except as expressly permitted in writing by Landlord.

Tenant must display any issued permit where directed. Violation of parking rules may result in fines, towing at Tenant's expense, suspension or revocation of parking privileges, and other remedies provided in the Agreement.

Maintenance, Enforcement & Towing

Landlord is not required to provide attendants or security in the parking area. Landlord may cause removal or towing of vehicles that violate the Agreement or this Addendum at the vehicle owner's expense in accordance with applicable law. Landlord shall not be responsible for loss or damage to vehicles or their contents except as caused by Landlord's gross negligence or willful misconduct.

Liability, Insurance & Indemnity

Tenant assumes all risk of loss or damage to Tenant's vehicles and personal property in or about the parking area and shall maintain liability insurance as required under the Agreement. Tenant shall indemnify and hold Landlord harmless from claims arising out of Tenant's use of the parking area except to the extent caused by the negligence or willful misconduct of Landlord.

Term, Termination & Remedies

Parking rights granted herein shall commence on and shall terminate concurrently with termination of the Agreement unless otherwise agreed in writing. Landlord may suspend or revoke parking privileges for Tenant's material breach after any applicable notice and cure period.

Any notice required under this Addendum shall be given in the manner specified in the Agreement. This Addendum, together with the Agreement, constitutes the entire agreement between the parties with respect to parking and supersedes all prior negotiations and understandings. This Addendum may be amended only by a writing signed by both parties.
