What the Real Estate Animal Addendum Is

A Real Estate Animal Addendum is a lease attachment that documents permissions, restrictions, and responsibilities related to animals on a rental property. It typically records animal descriptions (type, breed, weight), health and vaccination proof, additional fees or deposits, rules for common areas, and whether an animal is a service or emotional support animal. The addendum becomes part of the lease when signed by the tenant and landlord and clarifies liability, care expectations, and any property-specific limits.

Why a Clear Addendum Matters

A properly drafted Real Estate Animal Addendum reduces disputes, documents agreed fees and rules, and helps enforce pet policies while recognizing service and assistance animal protections under federal law.

Why a Clear Addendum Matters

Who Typically Completes This Addendum

The addendum is used by parties who need a written record of animal-related terms in a lease.

  • Property managers and leasing agents who administer multiple units and need consistent pet rules across properties.
  • Individual landlords who want documented pet fees, restrictions, and liability allocations for a specific tenancy.
  • Tenants who request permission for a pet or submit accommodation requests for a service or emotional support animal.

Use a signed addendum to ensure both landlord and tenant have the same expectations and legal record.

Step-by-Step: Filling Out the Addendum

Use this sequential checklist to complete the Real Estate Animal Addendum accurately and create a binding attachment to the lease.

  • 01
Review Lease: Confirm any existing pet clauses before adding a new addendum.
  • 02
Enter Animal Details: Provide species, breed, color, weight, and microchip/license numbers.
  • 03
Attach Documents: Add vaccination records, license, and service animal documentation if applicable.
  • 04
Sign & Date: All parties sign and date to make the addendum enforceable.

  • Not distinguishing service or assistance animals from pets, risking unlawful denial or discrimination claims.

Lease Breach: Eviction risk
Liability Exposure: Damage claims
Fines: Local ordinance penalties
