Appraisal Contingency Terms

Appraisal shall mean the written valuation performed by a state-licensed or state-certified appraiser engaged by the Buyer's lender or by a mutually agreed appraiser. Appraisal required by lender or obtained by Buyer shall be completed and delivered to Buyer and Seller no later than .

If the Appraised Value is less than the Contract Price, the parties shall proceed as indicated below. "Appraised Value" means the single value stated in the appraisal report, excluding adjustments for concessions, and using accepted appraisal standards.

Failure to comply with notification timeframes or other obligations described in this Addendum may constitute a default under the Purchase Agreement and entitle the non-breaching party to exercise remedies provided therein.

This Addendum constitutes the entire agreement between the parties with respect to the appraisal matters addressed herein and supersedes any prior oral or written agreements on those matters. This Addendum shall be governed by the laws of the state in which the Property is located.
