Default, Remedies and Termination

If Tenant fails to pay rent within the grace period or breaches any covenant, Landlord may serve notice to remedy. If the breach is not remedied within the period specified in the notice, Landlord may terminate the tenancy and seek damages and costs. Tenant remains liable for rent and reasonable costs incurred in re-letting.
