Landlord may enter the premises for inspection, repair, or showing to prospective tenants or buyers upon reasonable notice except in cases of emergency where immediate entry is permitted. Notice periods and entry procedures shall conform to applicable law.

Tenant is advised and encouraged to obtain renters' insurance for Tenant's personal property and liability. Tenant shall indemnify and hold Landlord harmless from claims arising from Tenant's negligence or willful misconduct.

Subletting or assignment of Tenant's interest is prohibited without prior written consent of Landlord, which shall not be unreasonably withheld. Any permitted subtenant must sign a written agreement binding the subtenant to the terms of this Agreement.
