Authorization and Scope

Landlord hereby permits Tenant to keep the cat(s) described below on the Property subject to the terms and conditions of this Addendum. This authorization is limited to the specific cat(s) identified in Section "Cat Details" and is revocable for breach of any provision of this Addendum or the Lease.

Cat Details

Fees, Deposits and Rent

Tenant agrees to pay the following amounts in connection with the cat(s). All amounts are due in accordance with the Lease unless otherwise specified.

Rules, Restrictions & Hygiene

Tenant shall at all times ensure the cat(s) do not unreasonably disturb other residents, create damage, or create health hazards. Tenant must immediately remove and properly dispose of all pet waste from the premises and common areas. Tenant shall maintain the cat(s) in a manner that prevents flea, tick or odor infestation in the unit or building.

Tenant shall not breed or place the cat(s) for breeding on the premises. Tenant shall comply with all applicable local licensing, leash and vaccination ordinances and provide proof of compliance upon request by Landlord.

Maintenance, Damage, and Repair

Tenant is financially responsible for all damage, stains, odors, flea or pest treatments and repairs caused by the cat(s). Landlord may charge Tenant for reasonable cleaning and repair costs beyond normal wear and tear. Any infestation attributable to Tenant's cat(s) that requires professional remediation may result in immediate removal of the cat(s) and chargeback of remediation costs to Tenant.

Veterinary Care & Health Requirements

Tenant shall maintain the cat(s) in good health, including up-to-date vaccinations and parasite prevention. Landlord may request proof of current vaccinations and spay/neuter status. If the cat(s) present a health or safety risk to other residents or the Property, Landlord may require immediate removal.

Removal, Abandonment & Breach

If Tenant breaches any provision of this Addendum or the Lease with respect to the cat(s), Landlord may: (a) charge monetary damages; (b) require removal of the cat(s) within a written time period; and/or (c) terminate the Lease as provided therein. Abandonment of the cat(s) is strictly prohibited; abandonment constitutes breach and may subject Tenant to removal costs and penalties.

Liability and Indemnity

Tenant shall be solely responsible for any injury, damage, or claims caused by the cat(s) and shall indemnify and hold Landlord harmless from any claims, costs or judgments arising from Tenant's keeping of the cat(s), including reasonable attorneys' fees incurred to enforce this Addendum.

Inspection and Entry

Landlord reserves the right to inspect the premises for signs of damage, infestation, or noncompliance with this Addendum. Inspections shall be conducted in accordance with the notice provisions of the Lease unless an immediate health or safety concern justifies expedited access.

Miscellaneous

This Addendum, together with the Lease, constitutes the entire agreement between the parties with respect to the cat(s) and supersedes prior agreements. Any modification must be in writing signed by both parties. This Addendum shall be governed by the law governing the Lease.

Acknowledgment

By signing below, Landlord and Tenant acknowledge and agree that they have read this Addendum, understand its terms, and agree to be bound by it. Any breach of this Addendum is a breach of the Lease.

What the Real Estate Cat Addendum Covers

A Real Estate Cat Addendum is a lease attachment that records permission, responsibilities, and limits related to keeping a cat on rental property. It supplements the base lease with pet-specific terms such as allowed number and size, required vaccinations and licensing, pet deposit or fee, cleaning and odor remediation obligations, and procedures for addressing damage or nuisance. The addendum can also identify approved carriers, designated areas, and any insurance or liability requirements. When signed by landlord and tenant it becomes an enforceable part of the lease agreement.

Why a Cat Addendum Matters for Clear Expectations

A written Cat Addendum reduces disputes by clarifying who pays for damage, who is responsible for vaccinations and licensing, and what behavior constitutes a lease violation; executed properly it is enforceable under the ESIGN Act (15 U.S.C. ch. 96) and UETA where adopted.

Why a Cat Addendum Matters for Clear Expectations

Who Typically Completes a Cat Addendum

This addendum is used by property managers, landlords, tenants, and housing attorneys to document pet permissions and obligations before move-in.

  • Property managers and landlords — document approvals, deposits, and enforceable pet rules for the property.
  • Tenants — confirm permitted pets, required medical records, and conditions for return of deposits.
  • Housing attorneys and agents — draft or review language to ensure enforceability and compliance with local law.

Signed addenda protect both parties by recording agreed terms and creating a clear basis for remedies if rules are breached.

Core Elements to Include in a Professional Cat Addendum

A complete addendum is concise but specific, covering identity of the pet, financial terms, health documentation, behavioral rules, liability allocation, and termination or remedy clauses.

Pet Identification

Describe the cat by name, breed, color, age, and microchip or license number so the animal is unambiguously identified in the lease record.

Deposit & Fees

State the exact refundable deposit or nonrefundable fee, how it is held, and permitted deductions for damage, odor remediation, or deep cleaning costs.

Health & Licensing

Require current vaccinations and proof of licensing where municipal rules apply; specify acceptable document formats and timeframe for submission.

Liability & Indemnity

Allocate responsibility for injuries or third-party claims caused by the cat and require tenants to maintain renter liability insurance if applicable.

Behavior Restrictions

List prohibited behaviors (excessive noise, unsanitary conditions, unsupervised common-area access) and state consequences for repeated violations.

Termination Provisions

Explain remedies for breach — cure period, deduction procedures, and conditions under which pet permission is revoked or tenancy may be terminated.

Common Mistakes to Avoid When Preparing an Addendum

  • Vague fee language that allows arbitrary deductions; specify exact charges and allowable repairs or cleaning costs.
  • Failing to require or collect vaccination and license documentation before move-in, which complicates enforcement or public health compliance.
  • Using inconsistent pet descriptions across lease and addendum, creating ambiguity about which animal is covered under the permission.
  • Omitting provisions for service or emotional support animals, which are governed by fair housing rules and cannot be treated as normal pet denials.

Potential Consequences of an Incorrect or Missing Addendum

Eviction Risk: Lease violation may justify eviction
Deposit Forfeiture: Deductions for damage or smell
Liability Claims: Third-party injury exposure
Insurance Denial: Claim disputes for pet-related damage
Municipal Fines: Local licensing or leash infractions
Enforceability Gaps: Ambiguous terms may be unenforceable
