What the Real Estate Champion Group Agreement Is

The Real Estate Champion Group Agreement is a standardized brokerage and client engagement contract used to define roles, responsibilities, compensation, and timelines between a real estate group and its clients or partners. It typically covers listing scope, commission splits, marketing obligations, exclusivity, termination conditions, and confidentiality. The template is adaptable for residential and commercial transactions and is designed so parties can execute, amend, and archive it in electronic form under U.S. e-signature law where permitted. Use of clear fields and defined exhibits reduces disputes and supports regulatory compliance.

Why a Clear, Written Agreement Matters

A Real Estate Champion Group Agreement clarifies expectations, protects financial interests, and documents performance benchmarks. It reduces litigation risk, aligns commission and marketing practices, and creates an auditable record for transactions and regulatory review.

Why a Clear, Written Agreement Matters

Who Typically Completes This Agreement

Typical users include brokerage managers, listing agents, team leads, and property owners who require a formal engagement contract.

  • Brokerage teams managing listings, splits, and marketing obligations across transactions.
  • Sellers or landlords formalizing exclusivity terms, pricing and termination conditions.
  • Investor groups or co-brokers documenting referral fees, service levels, and timelines.

Use the template when parties need a legally consistent engagement record that supports execution, amendments, and electronic retention.

Primary Signers and Their Roles

Listing Broker

As lead agent or brokerage manager, signs to accept listing duties, marketing spend allocations, and commission splits. The listing broker must have authority to bind the brokerage and verify client identity; mismatched authority can invalidate commission provisions and delay closings.

Seller/Owner

The property owner or authorized signatory confirms property disclosures, access for showings, and pricing authority. They must provide accurate title and condition statements; incorrect or omitted disclosures can expose the owner to statutory penalties or contract rescission.

Common Pitfalls to Avoid

  • Failing to identify who has authority to bind the brokerage or owner leads to commission disputes and may require court intervention to resolve agency authority issues.
  • Using vague consideration language such as 'reasonable compensation' can create ambiguity; state-specific rules may interpret or void unconscionable terms.
  • Skipping required state disclosures for property condition or lead paint can produce statutory penalties and give buyers a rescission right or monetary damages.
  • Not documenting marketing expense allocations or advertising consent often causes post-closing reimbursement disputes among co-brokers or teams.
