Grant of Use: Lessor grants Lessee a non-exclusive, revocable license to occupy and store permitted items in the described closet space subject to the terms of this Contract. Lessee's use is limited to storage of items expressly permitted under this Contract and is not possession or ownership of the property.

Keys and Access: Lessee shall be provided with key(s). Key deposit: . Lessor or its agents retain a right of access for inspection, maintenance, or emergency upon reasonable notice, except in emergencies where no notice is required.

Maintenance, Repairs and Condition

Condition Acceptance: Lessee accepts the closet and surrounding area in its present condition, subject to documented prior damage listed below. Lessee shall not alter the closet structure or hardware without Lessor's prior written consent. Lessee shall promptly notify Lessor of any damage requiring repair.

Prohibited Items and Disclosures

Lessee shall not store hazardous, flammable, explosive, perishable, illegal, or regulated materials in the closet. Storage of chemicals, fuels, compressed gases, or other hazardous substances is strictly prohibited.

Insurance, Indemnity and Liability

Insurance Requirement: Lessee is advised to carry insurance covering stored property and liability arising from storage. Lessor is not responsible for loss, theft, damage or deterioration of Lessee's property except to the extent caused by Lessor's gross negligence or willful misconduct.

Indemnity: Lessee shall indemnify, defend, and hold harmless Lessor and Lessor's agents from any claim, loss, cost or expense (including reasonable attorneys' fees) arising out of Lessee's use of the closet, breach of this Contract, or storage of prohibited items.

Default, Remedies and Termination

Default: Failure to pay fees, storage of prohibited items, or other material breach shall constitute default. Upon default Lessor may terminate this Contract after providing the notice required by applicable law and may remove stored items at Lessee's expense following any lawful cure period.

Remedies: All remedies are cumulative. Lessor may recover costs of removal, storage, repair, and reasonable attorneys' fees incurred in enforcing its rights under this Contract.

Notices

Notices under this Contract must be in writing and delivered to the parties at the addresses below (or to such other address as a party designates in writing). Notices are effective on receipt.

Miscellaneous Provisions

Assignment and Subletting: Lessee shall not assign this Contract or sublet the closet or any portion thereof without Lessor's prior written consent, which shall not be unreasonably withheld.

Governing Law: This Contract shall be governed by and construed in accordance with the laws of the state of without regard to conflict of law principles.

Entire Agreement: This Contract constitutes the entire agreement between the parties concerning the subject matter herein and supersedes all prior agreements, representations, and understandings. Modifications must be in writing and executed by both parties.
