Contractor shall obtain and pay for all permits required by local authorities. Contractor shall maintain general liability insurance and workers' compensation as required by law. Proof of insurance and permit numbers shall be provided upon request prior to commencement of work.

Lead Paint & Condition Disclosures

If the property was constructed prior to 1978, the Owner shall disclose known lead-based paint hazards. Contractor will follow applicable handling practices for disturbed painted surfaces.

Warranties, Acceptance & Inspection

Contractor warrants workmanship for a period of from completion. Manufacturer warranties for materials apply as provided by manufacturer. Acceptance shall occur upon successful operation and Owner's written sign-off or seven (7) days after completion if no defects are reported.

Change Orders

Any modification to scope, materials, price, or schedule shall be documented in a written change order signed by both Owner and Contractor. Verbal modifications are not binding unless ratified in writing.

Default, Remedies & Indemnity

If either party materially breaches this Order, the non-breaching party may pursue all remedies at law or in equity. Contractor shall indemnify and defend Owner against claims arising from Contractor's negligence or willful misconduct. Owner's remedy for defective work shall be limited to repair or replacement unless cause of damage arises from gross negligence or willful misconduct.

Governing Law & Entire Agreement

This Order shall be governed by the laws of the state in which the property is located. This document, together with any executed change orders and attachments, constitutes the entire agreement between the parties with respect to the subject matter and supersedes all prior representations.
