What the Real Estate Hollowstone Proposal Is

The Real Estate Hollowstone Proposal is a standardized property offer document used to present pricing, contingencies, timelines, and required disclosures for a residential or commercial transaction. It consolidates an offer summary, financing and inspection contingencies, proposed closing schedule, and an itemized list of seller-provided documents. The template is intended for completion by a listing agent, buyer representative, or seller and is shared with counterparties, lenders, title, and escrow for negotiation, acceptance, and permanent recordkeeping.

Why the Hollowstone Proposal Matters for Transactions

The proposal centralizes offer terms and critical deadlines in one document, which reduces ambiguity, supports consistent review by escrow and lenders, and creates a readable audit trail for negotiations and post-closing reference.

Why the Hollowstone Proposal Matters for Transactions

Who Typically Prepares and Reviews This Proposal

Brokers, listing agents, buyer representatives, escrow officers, and title professionals commonly rely on the Hollowstone Proposal to standardize offers and document obligations.

  • Listing agents preparing offers, coordinating disclosures, and communicating with escrow and buyers during negotiation.
  • Buyer representatives assembling financing contingencies, inspection deadlines, earnest-money instructions, and proof-of-funds attachments.
  • Escrow officers and title agents checking closing instructions, recording requirements, and required attachments for title search and settlement.

Clear role definitions on the completed proposal help avoid delays during inspection periods, financing review, and closing coordination.

Primary Signers and Their Roles

Listing Agent

The listing agent completes property details, required disclosures, included fixtures, and the initial offer terms; they coordinate delivery to buyer representatives, provide MLS references, and confirm seller authority before execution.

Buyer Representative

The buyer representative confirms financing contingencies, inspection windows, earnest-money instructions, and any buyer-preferred closing conditions; they typically receive and negotiate counteroffers and coordinate lender documentation.

Security and Compliance Considerations for eSubmission

Common Preparation Errors to Avoid

  • Using inconsistent party names or abbreviations that do not match IDs or title documents, which can delay closing and require corrective affidavits.
  • Leaving key dates ambiguous (e.g., 'within 30 days' without a start date), creating disputes about contingency windows and cure rights.
  • Failing to attach required state or local disclosures, which may invalidate acceptance or trigger statutory cure periods.
  • Omitting clear earnest-money instructions or deposit routing, causing escrow to reject the submission or delay funds clearance.

Consequences of Incorrect or Incomplete Proposals

Delayed Closing: May require extensions
Title Problems: Corrective deeds or affidavits needed
Contract Disputes: Risk of litigation
Financial Exposure: Lost deposits or broker liability
Regulatory Noncompliance: State disclosure penalties
Rejection: Escrow or lender refusal

Typical Timelines and Common Deadline Windows

Key dates in a Hollowstone Proposal should be explicit and use calendar dates when possible to avoid ambiguity and meet lender, inspection, and escrow needs.

Offer Expiration (Typical):

48–72 hours unless otherwise stated

Inspection Period:

Commonly 7–14 days for buyer inspections

Financing Contingency Deadline:

Often 21–30 days to secure loan approval

Closing Window:

Usually 30–60 days depending on lender timing

Record Retention Reminder:

Retain executed copies per retention policy
