Tenant shall maintain renter's insurance naming Landlord as additional interest where required. Tenant shall indemnify and hold Landlord harmless from claims arising from Tenant's use of the Premises except to the extent caused by Landlord's gross negligence or willful misconduct.

Default, Remedies and Termination

Tenant's failure to pay rent or materially comply with any covenant herein constitutes default. Remedies include recovery of unpaid rent, possession, reasonable costs of repair, and attorneys' fees where permitted by law.

Upon termination, Tenant shall surrender the Premises in the same condition as received, reasonable wear and tear excepted. Landlord's acceptance of keys shall not waive any breach.

Entry, Inspection and Notices

Landlord may enter the Premises in accordance with applicable law for inspections, repairs or showings upon reasonable notice. Notice to any party shall be in writing and delivered to the contact address set forth above or such other address as notified in writing.

Assignment and Subletting

Tenant shall not assign this Lease or sublet all or any part of the Premises without Landlord's prior written consent, which shall not be unreasonably withheld. Unauthorized assignment or subletting is a material breach.

General Provisions

Governing Law: This Lease shall be governed by the substantive laws of the state in which the Premises are located. Venue for disputes shall be in the appropriate state or federal court in that jurisdiction.

Entire Agreement: This Lease constitutes the entire agreement between the parties with respect to the Premises and supersedes all prior written or oral agreements. Any amendment must be in writing and signed by both parties.

Severability: If any provision is held invalid, the remaining provisions shall remain in full force and effect.
