What the Real Estate Logistics Contract Covers

A Real Estate Logistics Contract is a written agreement that defines services, timelines, responsibilities, insurance, payment, and liability for logistics tasks tied to real property transactions and operations. Typical uses include move-in/move-out coordination, furniture staging, delivery and storage of fixtures, secure transport of closing documents, and site logistics for inspections or renovations. The contract clarifies who provides labor and equipment, how risks are allocated, and which performance milestones trigger payment, reducing ambiguity during property closings and turnover events.

Why a Clear Logistics Contract Matters for Real Estate

A concise logistics contract minimizes disputes, sets precise delivery and acceptance criteria, assigns insurance and indemnity responsibilities, and documents payment triggers and remedies. It creates a clear record that supports project timelines and liability management during property transactions and operations.

Why a Clear Logistics Contract Matters for Real Estate

Who Typically Prepares or Signs This Agreement

Professionals on both sides of a property transaction use this contract to coordinate physical moves and deliveries tied to a sale, lease, or renovation.

  • Property managers coordinating tenant turnover, move-ins, and storage logistics for multiple units.
  • Real estate brokers or transaction coordinators arranging staging, inspections, and delivery windows tied to closings.
  • Third-party logistics providers and movers contracted to deliver, store, or stage items on site.

Accurate assignment of roles in the contract reduces delays at closing and limits exposure to claims for property damage or missed deadlines.

Who Can Sign and Their Typical Authority

Property Manager

A property manager signing on behalf of an owner should be an authorized agent with documented authority in property management agreements or corporate resolution. Their signature obligates the owner to payment and acceptance of delivered goods and services.

Logistics Coordinator

A logistics coordinator or company officer signs on behalf of a moving or staging company; signing binds service terms, liability limits, and insurance warranties. Confirm corporate authority or power-of-attorney before execution.
