This Real Estate Manse Agreement ("Agreement") is made and entered into on between Landlord and Tenant as set forth below. The parties agree that the Landlord will lease to the Tenant, and the Tenant will lease from the Landlord, the residential property described in this Agreement, subject to the terms and conditions herein.

Use, Maintenance, Repairs and Alterations

The Tenant shall occupy the Manse as a private residence and shall not use the Premises for unlawful purposes. The Tenant shall keep the Premises in a clean and sanitary condition and shall notify the Landlord promptly of any condition requiring repair. The Landlord shall be responsible for major structural repairs unless damage is caused by Tenant negligence or willful act.

Tenant shall not make structural alterations, additions, or install fixtures without the Landlord's prior written consent. Any approved alterations shall become the property of the Landlord at lease termination unless otherwise agreed in writing.

Utilities, Services and Insurance

Default, Remedies and Termination

If Tenant fails to pay rent or breaches any material term of this Agreement, Landlord may provide written notice specifying the breach. If Tenant fails to cure within applicable cure periods, Landlord may terminate the lease and pursue all remedies permitted by law, including recovery of unpaid rent, damages, and costs. Tenant's obligations to pay rent and perform covenants survive termination to the extent permitted by law.

If Landlord materially breaches this Agreement and fails to cure after written notice, Tenant may exercise remedies permitted by law, including repair and deduct where authorized, or termination when appropriate.

Governing Law; Entire Agreement; Severability

This Agreement shall be governed by the laws of the state in which the Property is located. This Agreement constitutes the entire agreement between the parties concerning the Premises and supersedes all prior negotiations, understandings, and agreements. If any provision of this Agreement is held invalid, the remaining provisions shall remain in full force and effect.
