If Buyer fails to cure within the stated period, Seller may accelerate the balance due, pursue foreclosure or specific performance, or exercise any remedies available under law or equity. Remedies provided herein are cumulative and not exclusive.

In the event of Seller default, Buyer may seek specific performance, damages, or other remedies provided by law; however, Buyer's remedies shall be subject to any security interests and rights retained by Seller under this Agreement or a contemporaneous security instrument.

Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the state in which the Property is located. Venue for any dispute arising under this Agreement shall be in the appropriate court in that state.

Entire Agreement: This Agreement, together with any written addenda and any separate security instrument executed concurrently, constitutes the entire agreement between the parties and supersedes all prior negotiations, representations, and agreements, whether written or oral.
