Seller represents and warrants that Seller is the lawful owner of the Property and has full right and authority to enter into this Agreement; that, to Seller's knowledge, there are no unrecorded agreements materially affecting title other than those disclosed in this Agreement; and that Seller will convey marketable title at Closing by warranty deed free and clear of liens except as expressly set forth herein.
