Seller Disclosure and Repairs: Seller shall deliver all required property disclosures and written notice of material known defects prior to closing. Seller shall be responsible for repairs only as expressly agreed in writing following inspections.

Governing Law: This Offer and any resulting Purchase and Sale Agreement shall be governed by the laws of the state in which the Property is located. Venue shall be in the appropriate court of competent jurisdiction in that state.

Entire Agreement; Amendment: This Offer constitutes the entire agreement between the parties with respect to the subject matter hereof and supersedes prior negotiations. Any amendment or modification must be in writing and signed by both parties.
