What the Real Estate Relist Form Is and When It’s Used

A Real Estate Relist Form is a standardized document used to reactivate or re-list a property that was previously withdrawn, expired, or deactivated from a Multiple Listing Service (MLS) or from active marketing. It records updated listing terms, pricing, listing agent details, relist effective date, and any new disclosures or contingencies. The form creates a clear record of changes to the listing status and helps coordinate MLS updates, marketing, and showings while preserving the chain of custody for offers or negotiations. Use it whenever the listing status or key terms change.

Why a Clear Relist Form Matters

Using a proper Relist Form reduces ambiguity about effective dates, price changes, and agent authority, supports MLS compliance, and creates an audit trail for subsequent offers and negotiations.

Why a Clear Relist Form Matters

Who Typically Completes the Real Estate Relist Form

The Relist Form is completed by licensed listing brokers or their authorized agents and reviewed by sellers before reactivation.

  • Listing brokers and their staff who manage MLS entries and marketing updates.
  • Sellers or property owners who must authorize new listing terms or price changes.
  • Transaction coordinators who track dates, disclosures, and document retention for the brokerage.

Keep accurate records of signatures and effective dates to reduce later disputes between parties and ensure MLS compliance.

Step-by-Step: Completing the Relist Form

Follow these four steps in order to prepare a compliant relist record and update MLS entries.

  • 01
Prepare: Gather prior listing, disclosures, and seller ID before editing fields.
  • 02
Update: Enter price, effective date, and any new disclosures accurately.
  • 03
Authorize: Obtain seller signature and agent acknowledgment on the form.
  • 04
Publish: Submit to MLS and notify buyer agents and marketing channels.

How to Configure an Online Relist Workflow

Set up the digital workflow to capture approvals, signatures, and automatic MLS notifications.

Field Configuration
Signature Field Required for seller and broker; date stamp enabled
Effective Date Field MM/DD/YYYY format with calendar picker
Conditional Disclosure Show disclosure fields when status = 'Relist' or 'Price Change'

Digital Signing and System Requirements

Choose a platform that supports secure signatures, audit trails, and MLS-compatible exports.

  • File Formats: PDF and DOCX supported
  • Authentication: Email or SMS code options
  • Integrations: CRM and MLS exports

Ensure the platform stores an unalterable audit trail (timestamps, IP, signer info) and can export the final signed PDF for MLS submission and brokerage records.

Typical eSubmission Flow for a Relist Form

A straightforward flow speeds execution and creates a reliable record for all parties involved.

  • Upload: Broker uploads relist form template to the platform
  • Prepare Fields: Place signature, date, and conditional fields
  • Send for Signature: Invite seller and agent via email or secure link
  • Archive: Signed PDF and audit trail stored in document repository

Essential Elements to Include on a Professional Relist Form

A complete relist form clearly identifies parties, property, listing terms, authorization and any condition changes to limit disputes.

Full Identification

Include seller legal name, property address, and prior MLS number so the relist links to the correct property history and avoids duplicate records.

Listing Terms

State listing price, commission split, listing type and any expiration or renewal terms so brokers and cooperating agents understand compensation and timelines.

Authorization

Seller signature block with printed name and date confirming consent to relist and to the stated terms; agent countersignature for brokerage records.

Disclosures

Attach or reference any updated property condition disclosures, lead paint statements, or material facts that affect buyer decisions.

Effective Date

Specify the relist effective date in MM/DD/YYYY format to determine marketing start, showing permissions, and offer acceptance windows.

Routing

Document intended recipients and MLS submission instructions to ensure the signed form is delivered to the right systems and stakeholders.

Common Mistakes to Avoid When Preparing a Relist Form

  • Using inconsistent seller names between the relist form and previous listing or title documents, which can delay offers and closing.
  • Omitting updated property disclosures or failing to attach material changes, exposing the brokerage to post-listing disputes.
  • Entering an ambiguous effective date or failing to record time zone, creating confusion about when marketing and showings may begin.
  • Not retaining a signed PDF and audit trail, which makes it difficult to prove authorization or resolve agent/seller disagreements.

MLS Violation: Fines or penalties
Contract Disputes: Offer rescission risk
Commission Claims: Agent compensation disputes
Title Issues: Name mismatches complicate closings
Regulatory Exposure: Brokerage discipline potential
