Default, Remedies & Termination

Except as modified by this Agreement, all covenants, conditions and obligations in the Original Lease remain binding. A material default by either party that is not cured within the time periods specified in the Original Lease shall entitle the non-defaulting party to all remedies provided at law or in equity, including termination, recovery of damages, and reasonable attorneys' fees and costs incurred in enforcement.
