This Renewal of Agency Agreement ("Renewal") confirms and extends the terms of the original agency agreement executed between Owner and Broker on Original Agreement Date: (the "Original Agreement"). Compensation and Commission

If both a percentage and flat amount are provided, the parties agree that the higher of the two shall govern unless otherwise confirmed in writing. Broker shall disclose any cooperating broker split to Owner prior to entering into a binding contract for sale or lease.

Marketing, MLS, and Cooperation

Owner authorizes Broker to advertise the Property, to place the Property in the local multiple listing service (MLS), and to cooperate with other brokers. Check as applicable:

Broker Duties; Compliance

Expenses, Indemnity, and Liability

Except as otherwise provided, Owner is responsible for costs incurred for marketing, inspections, repairs, and other agreed expenses. Owner shall indemnify and hold Broker harmless from claims arising out of Owner's breach of representations or failure to disclose material facts, except to the extent caused by Broker's gross negligence or willful misconduct.

Termination; Default; Remedies

This Renewal may be terminated in accordance with the Original Agreement. If Owner materially breaches this Renewal or the Original Agreement and fails to cure within the time provided, Broker may pursue remedies including recovery of fees and costs as provided in the Original Agreement or by law.

Dual Agency and Consent

Dual agency occurs when Broker or an agent affiliated with Broker represents both Owner and a buyer/tenant. Owner acknowledges receipt of disclosure regarding dual agency and: Consents to dual agency with informed consent.

Governing Law; Entire Agreement

This Renewal shall be governed by and construed in accordance with the laws of the State of .
