REAL ESTATE TENFORE AGREEMENT

If purchaser elects to assume the tenancy, purchaser shall provide written notice to Tenant and Landlord and shall assume the obligations herein from the date of transfer. If purchaser elects termination, Tenant shall have the period required by applicable law to vacate. Rent obligations shall remain in effect through any permitted tenancy unless otherwise agreed in writing.

Landlord Responsibilities: Landlord shall maintain structural elements and major systems unless explicitly assigned to Tenant by written amendment.

Landlord Default: Landlord's failure to perform material obligations after written notice and a reasonable opportunity to cure shall entitle Tenant to seek equitable relief and damages as provided by law.

Tenant Insurance Required:    If required, Tenant shall maintain renter's insurance naming Landlord as additional interest where applicable.
