2. This Concession is personal to the Tenant and is not transferable. Any attempt to assign or sublet contrary to the Lease may void the Concession.

3. Security deposit and any obligations for utilities, insurance, repairs and other charges under the Lease remain unchanged unless expressly modified herein.

Effect on Lease; Integration

Except as expressly provided in this Agreement, all terms, covenants, and conditions of the Lease remain in full force and effect. This Agreement amends the Lease only to the extent set forth herein. In the event of any conflict between this Agreement and the Lease, the terms of this Agreement shall control.

If Tenant fails to comply with any condition established in this Agreement or the Lease, Landlord may immediately revoke the Concession and pursue any remedies provided under the Lease or by applicable law.
