RENT-FREE LIVING AGREEMENT

Parties and Premises

This Rent-Free Living Agreement is entered into between the following parties for the residence described below.

Term

The Occupant shall be permitted to occupy the Premises rent-free commencing on and continuing until unless earlier terminated in accordance with this Agreement.

Consideration and Purpose

Owner grants Occupant a license to occupy the Premises rent-free. The parties acknowledge that the absence of rent is in exchange for the consideration described below, if any, and as an accommodation of Owner to Occupant.

Occupant Obligations

Occupant shall occupy the Premises in a careful and lawful manner, keep the Premises reasonably clean, promptly notify Owner of damage or needed repairs, and comply with the rules set forth herein.

The parties agree as follows regarding utilities and recurring expenses:

Maintenance, Repairs, and Alterations

Owner is responsible for maintaining the structural integrity and major systems of the Premises unless damage is caused by Occupant's negligent or intentional acts. Occupant shall not make structural alterations or permanent changes without Owner's prior written consent.

Termination and Notice

This Agreement may be terminated by Owner at any time upon written notice to Occupant. Unless otherwise required by law, Owner will provide advance written notice of days before termination. Occupant may terminate by providing Owner days' written notice.

If Occupant remains in possession after termination, Occupant may be subject to holdover charges and other remedies permitted by law.

Default and Remedies

If Occupant breaches any material obligation under this Agreement, Owner may give written notice specifying the breach and a cure period of days. If the breach is not cured within the cure period, Owner may terminate this Agreement and seek appropriate remedies including removal and recovery of damages.

Insurance and Liability

Occupant is strongly advised to obtain personal property insurance and liability coverage. Owner's insurance may not cover Occupant's personal property or liability for Occupant's acts. Occupant shall indemnify and hold Owner harmless from claims arising out of Occupant's negligent or intentional acts.

Owner may enter the Premises in emergencies or to inspect, make repairs, or show the Premises with reasonable prior notice to Occupant, except in circumstances requiring immediate entry.

Relationship of Parties; No Tenancy Created

The parties agree that this Agreement creates a revocable license and is not intended to create a lease or tenancy of any length. Occupant's rights are limited to those expressly granted herein. Nothing in this Agreement shall convey any property interest in the Premises to Occupant.

Governing Law; Miscellaneous

This Agreement shall be governed by and construed in accordance with the laws of the State of . The parties agree that venue for disputes shall be in a court of competent jurisdiction in that state.
