Lessee shall be responsible for repair of damage caused by Lessee's negligence or intentional acts.

ALTERATIONS, SUBLETTING, AND ASSIGNMENT

Lessee shall not make structural alterations, additions, or improvements to the Premises without Lessor's prior written consent. Subletting or assignment of the leasehold interest is prohibited except with Lessor's prior written consent, which shall not be unreasonably withheld.

INSURANCE AND LIABILITY

Lessee is encouraged to maintain renter's liability and contents insurance. Lessor is not liable for loss of Lessee's personal property unless due to Lessor's gross negligence. Lessee shall indemnify and hold harmless Lessor from claims arising out of Lessee's use of the Premises except to the extent caused by Lessor's gross negligence or willful misconduct.

INSPECTION AND ACCESS

Lessor may enter the Premises upon reasonable notice for inspection, repairs, or to show the Premises to prospective tenants or purchasers, except in emergencies where no notice is required. "Reasonable notice" shall be as required by applicable law but shall generally be at least 24 hours.

DEFAULT AND REMEDIES

If Lessee fails to pay rent or otherwise breaches this Policy or the rental agreement, Lessor may pursue all remedies available at law or in equity, including termination of tenancy, recovery of damages, and costs of collection, including reasonable attorneys' fees where permitted by law.

CONFIDENTIALITY
