RENTAL PROPERTY RENTAL AGREEMENT

Parties

Recitals

WHEREAS, Landlord is the lawful owner or authorized manager of the real property commonly known as (the "Premises"); and

WHEREAS, Tenant desires to lease the Premises from Landlord for residential use and Landlord agrees to lease the Premises to Tenant on the terms and conditions set forth herein; and

WHEREAS, the parties intend for this Agreement to set forth the full terms and conditions of the tenancy and their respective rights and obligations.

Scope of Work

Describe the primary obligations and scope of services to be performed by the Landlord and the Tenant with respect to the Premises, including any agreed repairs, improvements, or landlord-provided services.

Payment Terms

Tenant shall pay to Landlord as rent the sum of $ per month, due in advance on the day of each month. Rent payments shall be made by to Landlord at the notice address set forth below or to such other address or account as Landlord may designate in writing.

Security deposit shall be held by Landlord and may be applied to unpaid rent, damage beyond ordinary wear and tear, and other amounts owed under this Agreement. Any interest treatment of the deposit, if required by law, shall apply.

If Tenant fails to pay rent within five (5) days after the due date, Tenant shall pay the late fee indicated above and interest on the overdue amount at the maximum rate permitted by law. Acceptance of a late fee or partial payment does not waive Landlord's right to pursue other remedies for nonpayment or default.

Term and Termination

This Agreement commences on and terminates on unless earlier terminated in accordance with this Agreement. Either party may terminate this Agreement upon providing written notice to the other party at least days prior to the intended termination date, except that termination for material breach may be effected in accordance with applicable law and the cure periods set forth in this Agreement.

Upon termination Tenant shall vacate the Premises, remove all personal property, return keys, and leave the Premises in broom-clean condition, reasonable wear and tear excepted. Landlord may retain amounts lawfully permitted to satisfy unpaid rent, damages, or other obligations of Tenant under this Agreement.

Maintenance and Repairs

Specify which party is responsible for routine maintenance, major repairs, and upkeep of appliances, systems, and structural components. Indicate notice and approval requirements for alterations or improvements.

The Premises shall be used solely as a residential dwelling for the persons listed as Tenant. Tenant shall not permit more than occupants without Landlord's prior written consent. Subletting or assignment is prohibited without Landlord's prior written consent. Pets are

Entry by Landlord

Landlord may enter the Premises in compliance with applicable law for purposes of inspection, maintenance, repairs, or showing the Premises to prospective purchasers or tenants. Except in cases of emergency, Landlord shall provide Tenant with reasonable prior notice of intent to enter and shall attempt to schedule entry at reasonable times.

Confidentiality

Each party shall keep confidential and not disclose to third parties any non-public financial, personal, security, or proprietary information obtained from the other party in connection with this Agreement, except as required by law or necessary to enforce rights under this Agreement. Confidential information does not include information that becomes public through no fault of the receiving party.

Default and Remedies

If Tenant fails to pay rent or otherwise breaches this Agreement, Landlord may pursue available remedies at law or equity, including termination of the tenancy, recovery of possession, and recovery of damages, costs, and attorneys' fees where permitted by law. Tenant shall have any cure periods required by law before forfeiture of tenancy, if applicable. Acceptance of rent after notice of default does not constitute a waiver of any remedy unless expressly accepted in writing.

Governing Law

This Agreement shall be governed by and construed in accordance with the laws of the State of without regard to conflict of law principles. Any action to enforce this Agreement shall be brought in a court of competent jurisdiction in that state.

Entire Agreement

This Agreement, including any written addenda signed by the parties, constitutes the entire agreement between the parties concerning the Premises and supersedes all prior negotiations, understandings, and agreements, whether written or oral. No modification of this Agreement shall be effective unless in writing and signed by both parties.

Miscellaneous Provisions

If any provision of this Agreement is held invalid or unenforceable, the remaining provisions shall remain in full force and effect. Headings are for convenience only and do not affect interpretation. Time is of the essence with respect to Tenant's obligations to pay rent and observe material terms of this Agreement.
