RENTAL ROOMS CONTRACT

RECITALS

WHEREAS, Landlord is the lawful owner or authorized manager of the residential premises known as (the "Premises"); and

WHEREAS, Landlord is willing to grant Tenant occupancy of a room or rooms within the Premises and Tenant desires to occupy the room(s) pursuant to the terms and conditions set forth in this Contract; and

WHEREAS, the parties intend that this Contract set forth the full agreement governing Tenant's occupancy, payment obligations, and the respective rights and remedies of the parties.

SCOPE OF OCCUPANCY

Tenant is granted the non-exclusive right to occupy the room(s) described below and to use the common areas specified. This right is limited to the purposes of residential occupancy by the Tenant and permitted occupants.

PAYMENT TERMS

Tenant shall pay rent to Landlord in the amount of per month for the occupancy described herein.

Payments shall be made to Landlord at the Landlord Address specified above unless otherwise notified in writing. Any payment returned for insufficient funds will incur an administrative charge equal to .

TERM AND TERMINATION

The term of this Contract shall commence on and shall end on unless earlier terminated in accordance with this Contract.

Landlord may terminate this Contract for material breach, nonpayment of rent, or unlawful use of the Premises after providing the notice required by applicable law. Tenant may terminate early only in accordance with a written agreement signed by Landlord or as otherwise required by law; early termination by Tenant may result in liability for rent due through the end of the notice period plus any reasonable re-letting costs.

USE, MAINTENANCE, AND RULES

The Premises shall be used solely for residential purposes. Tenant shall keep the occupied room and any assigned common areas clean and sanitary, shall promptly notify Landlord of any condition requiring repair, and shall be responsible for damage caused by Tenant's negligence or willful misconduct.

No subletting or assignment of Tenant's rights under this Contract is permitted without the prior written consent of Landlord. Tenant shall comply with the House Rules supplied by Landlord and any zoning or community regulations governing the Premises.

UTILITIES, SERVICES, AND ACCESS

Utilities shall be allocated as follows: . Landlord shall maintain major building systems unless damage arises from Tenant's misuse.

Landlord or Landlord's agents may enter the Premises for inspection, repairs, or in emergencies upon reasonable notice to Tenant except in emergency situations where no notice is required.

SECURITY DEPOSIT AND RETURN

Security deposit shall be held in accordance with applicable law, and Landlord may apply deposit funds to unpaid rent, repair of damage beyond ordinary wear and tear, and other lawful deductions. Itemized deductions and return of any remaining deposit shall be provided to Tenant within the time period required by law.

CONFIDENTIALITY

Tenant and Landlord each agree that any personal information obtained in the course of tenancy, including emergency contact information, payment records, and background information, shall be maintained confidentially and used only for purposes reasonably related to the administration of this Contract, except as required by law or to enforce rights under this Contract.

DEFAULT AND REMEDIES

A party in material breach of this Contract shall be entitled to pursue all remedies available at law or in equity, including recovery of unpaid rent, damages for breach, injunctive relief where appropriate, and reasonable attorneys' fees and costs if provided by statute or contract.

GOVERNING LAW

This Contract shall be governed by and construed in accordance with the laws of the state specified below. The parties submit to the exclusive jurisdiction of the courts located in that state for any disputes arising under this Contract.

ENTIRE AGREEMENT

This Contract, together with any written attachments or duly executed addenda, constitutes the entire agreement between the parties with respect to the subject matter hereof and supersedes all prior negotiations, understandings, and agreements, whether written or oral. Any modification to this Contract must be in writing and signed by both parties.

MISCELLANEOUS

If any provision of this Contract is held to be invalid or unenforceable, the remaining provisions shall remain in full force and effect. Time is of the essence with respect to Tenant's obligation to pay rent and other monetary obligations.
