The parties agree that recoverable damages and remedies shall be limited to those remedies specifically elected and proven.

Insurance; Risk of Loss

Risk of loss prior to closing remains with Seller. Seller shall maintain existing hazard insurance in full force until closing. In the event of substantial loss prior to closing, Buyer shall have the right to terminate and receive a refund of the earnest money, or proceed to closing with an appropriate credit.

Miscellaneous Provisions

Entire Agreement: This Agreement, together with any addenda and written amendments, constitutes the entire agreement between the parties and supersedes all prior negotiations and understandings. No modification shall be binding unless in writing and signed by both parties.

Governing Law: The laws of the state of shall govern the interpretation and enforcement of this Agreement.
