9. Default and Remedies

Failure of Tenant to pay rent when due, to perform any material obligation under this Contract, or to cure any breach within the time required by applicable law shall constitute default. Upon default, Landlord may pursue all remedies provided by this Contract and by law, including termination of tenancy, recovery of damages, and recovery of costs and attorney's fees incurred in enforcing Landlord's rights.

10. Early Termination; Holdover

Early termination by Tenant prior to the expiration of the Lease Term requires Landlord's written consent or payment of liquidated damages equal to unless otherwise agreed in writing. Tenant who remains in possession after expiration without Landlord's consent shall be liable for holdover damages as permitted by law.

11. Insurance

Tenant is strongly advised to obtain renter's insurance covering personal property and liability. Landlord's insurance does not cover Tenant's personal property. Tenant shall maintain liability insurance in the minimum amount of where required.

12. Notices

Notices shall be given in writing and shall be effective upon personal delivery, or three days after deposit in the United States mail, first-class, postage prepaid, or as otherwise provided by law.

13. Miscellaneous Provisions

Governing Law: This Contract shall be governed by and construed in accordance with the laws of the state in which the premises are located. Venue for any action shall be in the county where the premises are situated.

Entire Agreement: This Contract constitutes the entire agreement between the parties concerning the premises and supersedes all prior representations and agreements, whether written or oral. Any amendments must be in a signed writing.

Severability: If any provision is invalid or unenforceable, the remaining provisions shall remain in full force and effect.

Attorney's Fees: The prevailing party in any action to enforce this Contract shall be entitled to recover reasonable attorney's fees and costs.
