What the Residential Addendum for Additional Occupants Is

A Residential Addendum for Additional Occupants is a written attachment to an existing lease that documents permission, obligations, and limits when one or more people not originally named on the lease will occupy the rental unit. The addendum identifies the additional occupant(s), specifies whether they are permitted temporarily or for the remainder of the lease term, records any changes to rent, deposit or utilities, and confirms that occupants agree to comply with the lease terms. It creates a clear record for landlords and tenants to reduce disputes about occupancy and liability.

Why an Addendum Matters for Landlords and Tenants

Use this addendum to document consent, allocate responsibility, and prevent unauthorized occupancy while preserving the original lease terms.

Why an Addendum Matters for Landlords and Tenants

Who Typically Uses the Residential Addendum for Additional Occupants

Landlords, property managers, tenants adding roommates, and housing administrators use this addendum to document changes to who resides at a property.

  • Independent landlords managing single properties who need a concise, enforceable record of new occupants.
  • Property management companies and apartment managers integrating occupant changes into leasing records and rent ledgers.

  • Omitting the original lease reference or date, which weakens the link between documents and can cause enforcement issues.
  • Failing to include full legal names and effective dates, leading to identity disputes and uncertainty about when obligations start.
  • Leaving financial changes vague instead of stating dollar amounts and payment timing, which creates deposit and rent conflicts.
  • Not distributing signed copies to all parties or failing to upload to the management system, which impedes recordkeeping.
