Default, Remedies and Termination

Tenant shall be in default upon failure to pay rent when due, material breach of covenants, or abandonment. In the event of default, Landlord may terminate the lease, pursue eviction, recover unpaid rent, late fees, costs of re-letting, and reasonable attorney's fees. Acceptance of partial payments by Landlord shall not waive any default or right to terminate unless expressly waived in writing.

Early termination by Tenant is permitted only as agreed in writing. Where early termination is permitted, Tenant shall remain liable for rent until re-rented and for reasonable reletting costs.

Miscellaneous Provisions

Entire Agreement: This Contract constitutes the entire agreement between the parties and supersedes prior negotiations and agreements. Any modification must be in writing and signed by both parties.
