RESIDENTIAL APARTMENT LEASE

This Residential Apartment Lease ("Lease") is entered into on by and between Landlord: and Tenant: . Landlord and Tenant are collectively the "Parties."

Subletting or assignment of the Lease requires prior written consent of Landlord which shall not be unreasonably withheld. Requests to sublet must include proposed subtenant information and proposed term.

DEFAULT, REMEDIES AND TERMINATION

Tenant shall have any cure period required by law.

Early termination by Tenant requires written notice and acceptance by Landlord. Tenant may be liable for rent through the earlier of reletting or the end of the term, subject to mitigation obligations under applicable law.

HOLDOVER

If Tenant remains in possession after expiration of the Term without Landlord's written consent, Tenant shall be liable for holdover rent equal to and other damages to the extent permitted by law.
