Default and Remedies

Tenant shall be in default if Tenant fails to pay rent when due, abandons the Premises, or breaches any material term of this Lease. Tenant shall be liable for all direct costs caused by Tenant's breach.

All notices under this Lease shall be in writing and delivered to the addresses set forth in this Lease or to such other address as either party may designate in writing. Delivery may be by personal delivery, certified mail, or other method permitted by law.
